Start with the slab, not the shine level
Polished concrete is produced by mechanically grinding and refining a concrete surface. The result depends heavily on the slab that is available. A purpose-planned new slab allows decisions about mix, placement, aggregate and protection during construction. An existing slab can reveal repairs, stains, cracks and uneven aggregate once grinding begins.

Aggregate exposure
Salt-and-pepper, partial and fuller exposure require different grinding depth and can uncover different visual variation.
Sheen and system
Clarify whether the proposed result is a mechanically polished system or a grind-and-seal finish. They are not interchangeable labels.
Edges and penetrations
Walls, cabinetry, columns, stairs and service penetrations affect machine access and hand-work allowances.

Cracks and variation are part of the assessment
Grinding does not erase structural movement. Existing cracks may remain visible or need a nominated repair approach, and repairs can contrast with the surrounding floor. Ask what appearance is reasonably achievable before treating a showroom image as a promise.
